We want you to buy your new holiday home with confidence. Caravans (up to 14' wide) have a 20 year licence from new, older caravans will be sold with the remainder of this term.
Lodges have a 40 year licence from new, older lodges will be sold with the remainder of this term.
Any holiday home with 10 years or less remaining licence cannot be put on private sale but can be part-exchanged, sold to trade or removed from The Village.
Our season runs for 10½ months during the year, meaning you can make the most of your Holiday Home almost all year round! You'll be welcomed back on to The Village on 1st March and can stay with us until 16th January - when our winter shutdown commences.
Please note our award-winning facilities are open all year round, so you can still visit The Village and take advantage of your owner benefits during our off-season.
While we'd love to have you on The Village 365 days a year, Ribby Hall is a non-residential site and requires annual proof of residence elsewhere. Owners can however use the facilities (such as The Health Club) all year round.
At Ribby Hall Village, we like to encourage a community feel, where homeowners can get to know their neighbours and build lasting friendships.
For this reason, and to promote a safe environment, we do not allow sub-letting. Of course, friends and family are welcome to use your caravan or lodge with your permission, providing no income is gained.
As a holiday home owner, you'll be provided with 6 Silver Passes (Caravans) or 6 Gold Passes (Executive Lodges) for use at The Health Club.
Passes are named and non-transferrable. You can purchase additional passes for other family members if required. (Gold Passes include free access to fitness classes and racquet sports).
Yes, we provide a free private Wi-Fi router to each Holiday Home with 10mb of speed. You can purchase a higher 30mb speed for an additional monthly charge.
Yes, we have lots of dog-friendly spaces across The Village. We recently extended our Bark Park, so there's a spacious, secure space for you to exercise your dog.
Many of our eateries are also dog-friendly, Harrison's Bar and Blend Coffee House are completely dog-friendly. The Pancake Hut and Terrazza have dog-friendly areas.
Your furry-friends will love exploring our Woodland Trail, but please keep dogs on a lead and ensure they don't cause a nuisance to your neighbours.
Yes, you can add a deck to your holiday home to make the most of your outdoor space. If you'd like to add decking, you'll need to have your plan authorised with the Holiday Homes Manager (H&S regulation).

Yes, if you've decided you'd like to upgrade your holiday home, we will consider part exchanging your current caravan or lodge. Our friendly sales advisors will be able to offer advice on how to get this process started.
Yes, if you'd like to spread the cost of your new holiday home, finance is available (subject to status) through Santander. Holiday homes being purchased with finance plans must have more than 10 years remaining on their licence (the term available is dependent on age of holiday home). Please ask our friendly sales team for more information.
All new Ribby Hall Village holiday homes come with a manufacturer's guarantee. Pre-owned holiday homes bought from Ribby Hall Village come with 12 months parts and labour guarantee (structure & white goods). Please note, private sales do not come with a warranty.
Yes, if you speak with the Sales Team they can arrange to have a Sky dish fitted on your holiday home. You must provide your own Sky box.

It can take approximately 1 to 2 weeks for a holiday home sale to reach completion once the funds have cleared. Our friendly team will keep you informed throughout the entire process.
Yes, when you arrive on The Village to start your new life as a holiday home owner, your sales advisor will carry out a full handover with you. We'll walk you through all aspects of your new holiday home, and there'll be plenty of time for you to ask questions.
Please note, our sales office is open 7 days a week, so if you do have any outstanding queries, our friendly team will be on hand to help.
Just like a regular house, you must have your holiday home insured. We can introduce you to a trusted insurance company who specialise in holiday home insurance. If you decide to arrange insurance privately, a copy of the current schedule must be present annually.
